Florida Metal Roof Cost · HOMEOWNER GUIDANCE

What if damaged wood is found under the old roof?

Some conditions remain hidden until old roofing is removed. Before work starts, ask how any damage underneath will be shown to you, how repairs are priced, and how you approve extra work and charges.

What this means for your project

Ask what removal is included, where debris goes, and how existing components will be assessed. Clarify the proposed handling of decking or other concealed repairs without assuming those repairs are necessary. A useful proposal explains how an unexpected finding is documented, how additional work is priced, and who authorizes it. An allowance is not the same as a confirmed quantity. Avoid comparing a price that excludes an unresolved condition with one that already includes a stated amount of related work.

Roofing words used here

Roof deck or supporting surface
The surface beneath the roofing materials, often wood panels or boards.
Allowance
An amount set aside in a quote for work or materials that are not fully settled. Ask how the final charge is worked out.

Questions worth taking with you

  • Identify known existing materials and previous repairs.
  • Ask what removal and disposal are included.
  • Clarify how concealed repairs are measured and authorized.
  • Keep uncertain quantities separate from confirmed work.

How will a newly exposed condition change the written scope?
